Check in between 3pm and 8pm, and check out by 11am, though we will almost always hold a bag and let you swim on your last afternoon if the room is not needed. The house is non-smoking indoors and on the balconies, and there is an ashtray by the fig tree in the courtyard. We ask for quiet between 11pm and 7am, because the terraces carry sound further than you would think. Well-behaved dogs are welcome in the Garden Room and the Olive Wing by prior arrangement.

Cancel more than 30 days before arrival and you are refunded in full, including the deposit. Between 30 and 14 days we refund half. Inside 14 days we cannot refund, because at that point the room almost certainly stays empty, but we will always try to move your dates rather than keep your money. If you have to cancel because of illness or a cancelled flight, write to us. We have never once been unreasonable about it.

We take 30 per cent to confirm the booking and the balance on arrival, by card or bank transfer. There is no charge for children under three, no resort fee, no cleaning fee and no charge for the cot, the high chair or the stair gates. The tourist tax set by the comune is two euros per adult per night for the first seven nights, and we collect it at the end of your stay.

We use what you send through this form to answer your enquiry and, if you go on to stay, to manage your booking. Italian law requires us to register every guest's identity document with the local police within 24 hours of arrival, which we do and nothing more. We do not sell your details, we do not add you to a mailing list unless you ask, and we delete enquiry records after twelve months.
